Internal Reconfiguration, Window Replacement & Porch Extension in a Conservation Area
N6, London

This project focused on reconfiguring the internal layout, replacing windows to enhance aesthetics and energy efficiency, and extending the front porch for better connectivity. Located within the Highgate Conservation Area, the design respects the character of the Victorian streetscape while improving the home’s functionality for modern living.

 

Key Design Elements


Internal Layout Reconfiguration

The layout was rearranged to improve functionality, relocating the main bedroom to the front and converting the existing kitchen into an en-suite and walk-in utility room. These adjustments optimize space while preserving the home’s original architectural integrity.


Living, Dining & Kitchen Relocation

The living, dining, and kitchen area was moved to the rear of the property, providing direct access to the private garden. This update aligns with modern living needs, enhancing flow and usability.


Window Replacement & Façade Improvements

To achieve a cohesive and balanced side elevation, all existing windows were replaced with matching timber sash double-glazed units. The en-suite window was fitted with obscured glazing for privacy, maintaining the aesthetic integrity of the conservation area.


Front Porch Extension & Excavation

The existing front porch was extended and connected to the rear garden patio, allowing direct access from the front to the rear. Excavation was carried out at the same level as the existing porch, helping to reduce soil pressure on the foundations and mitigate potential moisture issues.


Sustainability & Compliance

All construction was completed in line with national and local planning policies. The project had no impact on biodiversity or surrounding vegetation, and the property continues to use existing off-street parking as per local regulations.

 

Outcome

 

The result is a better-connected, more functional home that enhances comfort, usability, and natural lightwhile respecting the architectural character of the Highgate Conservation Area. Thoughtful material choices and sensitive alterations ensure the design integrates seamlessly into its surroundings.
